In order to cover the costs of running the Court there is a Service Charge. This is payable monthly by Standing Order and covers the following:
  • staff wages
  • communal utility bills
  • cleaning of the apartments and communal areas
  • maintenance of the building and equipment
  • monthly external window cleaning (of Court and apartments),
  • garden maintenance
  • maintenance of lifts/fire alarm/24 hour alarm call system
  • buildings insurance, public and employers’ liability insurance and communal contents insurance
  • household supplies
  • Court telephone and office expenses
  • accountancy expenses
  • minor repairs and equipment costs
It also includes a small contribution to the Fund for Future Maintenance to be used for repairs, redecoration and refurbishment of the communal areas. In many similar retirement developments such costs, which are often substantial, fall on residents to pay for them at the time. In the case of Sycamore Court these charges are spread over time by a contribution in the monthly Service Charge.

The Service Charge is reviewed each year by the Board and adjusted as necessary in order to meet anticipated expenditure. The budget and proposed Service Charge are presented each January to the Owners for consideration and acceptance.
