Sycamore Court has 31 two-bedroom apartments and 4 one-bedroom apartments of varying size and design.

Each apartment has gas-fired central heating with radiators, double glazing, window locks to all windows, an alarm call system with pull cords in each room, a built in electric oven, hob and cooker hood.

From time to time we have apartments available to purchase.

Transfer Premium

A Transfer Premium of up to 3% of the gross proceeds of the sale is payable to the Freeholder each time a Lease is transferred, after the first six months of occupation.

The Transfer Premium is:-

  • Up to 6 months: 0%
  • Between 6 months and 1 year: 1%
  • Between 1 year and 2 years: 2%
  • After 2 years: 3%

The Transfer Premium covers:-

  • Waiver of ground rent during the term of the Lease
  • The Manager’s involvement throughout the re-sale process e.g. explaining the workings of Sycamore Court and showing the apartments to prospective purchasers, negotiating sales and dealing with solicitors
  • The time spent by the Manager in generating and maintaining a list of prospective purchasers which often eliminates the need to market the property through an estate agent
  • The ongoing costs incurred by the Company in providing information literature, maintaining a website, placing advertisements and marketing the apartments
