Transfer Premium
A Transfer Premium of up to 3% of the gross proceeds of the sale is payable to the Freeholder each time a Lease is transferred, after the first six months of occupation.
The Transfer Premium is:-
- Up to 6 months: 0%
- Between 6 months and 1 year: 1%
- Between 1 year and 2 years: 2%
- After 2 years: 3%
The Transfer Premium covers:-
- Waiver of ground rent during the term of the Lease
- The Manager’s involvement throughout the re-sale process e.g. explaining the workings of Sycamore Court and showing the apartments to prospective purchasers, negotiating sales and dealing with solicitors
- The time spent by the Manager in generating and maintaining a list of prospective purchasers which often eliminates the need to market the property through an estate agent
- The ongoing costs incurred by the Company in providing information literature, maintaining a website, placing advertisements and marketing the apartments
